If you were to talk to an investment manager or financial specialist, you would be sure to encounter the term ROI (Return on Investment). Return on Investment is part of the common parlance in finance circles which refers to the amount of money made on any investment. Return on investment refers not only to financial but also property investments that would need a suitable rate of return to justify the investment. When there are competing avenues of investment, it makes sense to go ahead with the one which promises the highest rate of return with moderate risk. As far as Charlotte investment property goes, one can look at various kinds of properties to invest in and maximize the potential ROI.

When you invest in a property and get money as rent, it constitutes the net profit that you get from the property. This is not the same as profit.

Investors would like to get the best rate possible so as to increase the possibility of generating a positive ROI. When conditions are right and a lucrative property is on the market, there are so many people and investors who bid for it competitively. This means that getting the right kind of property that you need is not a walk in the park. The reason is that the number of suitable properties for investment is generally far lower than the demand.

The global property investment market is in the throes of a crisis due to the real estate crisis that took place recently. Although the number of available properties has gone up, this also increases the uncertainty and the level of difficulty in getting suitable property for investing.

One of the simple and more common dynamics of property investing involves the fact that investors always quote lower in the hope of bargaining for a lower price, while sellers like to quote higher than what they expect to realistically get. Given the fact that capital gains tax kick in, one should be well armed with access to legal advisors, accountants and also financial planners to help out with drafting the deal.

Calculating ROI is quite simple. If you have invested $100 on a deal and want to get 15% ROI, it means that you would be pleased to get at least $115 by the next year. Property investment means commitment of large amount of funds and finances, which also implies that you should be clear not only about the broad contours of the deals but also the specifics in terms of the smallest and most minute aspects.

If you want to calculate the payback period of the deal, you will have to look at the costs which when divided by the monthly benefits which returns the payback period. ROI calculation also means that you take into account the ROI percentage, payback period and the cost benefit ratio.

When people make capital gains on property, they would need to pay tax on it. This tax is a function of how long you hold the Charlotte investment property. If the investment is held for more than a year, the applicable tax bracket is 15%, but if you hold it for less than 1 year, the capital gains tax rate is at the same rate as the tax bracket that you are in, for instance 35%. When you look at a property investment deal, also look at the recovery period, which a lot of people forget.

REO properties are repossessed properties that were not sold through a foreclosure auction. They are much cheaper Charlotte investment property options compared to a brand new home. REO properties are sold through each lender’s loss mitigation department. Many lenders present bank owned real estate via their company website. REO properties are great homes for investors to buy because they are generally paying below market for the home, and there is a lot of inventory and selection.

REO properties are by their very definition lacking in equity. Otherwise, they would have been sold at the auction. These properties are definitely not for everyone. There are risks associated with purchasing a property “as-is”. REO properties are homes which have been legally repossessed by lenders after a homeowner has failed to pay a mortgage. Since lenders simply wish to recoup the money lost on the loan and do not want to pay the management costs on a Charlotte investment property, they are often willing to price these REO homes below market value.

REO properties are also foreclosed properties, but the different part about them is that they could not be sold at an auction. These properties were sent to the bank and they are not carrying a mortgage anymore. REO properties are sticky for lack of disclosure purposes and liability releases more than anything else. You will be informed that the lender is basically released from all liability because they have no clue about the home. REO properties are usually listed for sale with local real estate agents. Given the current state of the economy, lenders are selling their REO properties for a greatly reduced price.

REO properties are a financial burden to banks. All of the upkeep is their responsibility. They are usually sold as is, so a thorough inspection is necessary to estimate the rehabilitation costs. Software programs exist that allow you to print inspection forms and work from a set of standard rehab specifications to help you accurately estimate rehab costs. REO properties are a drain. Each day that a property is vacant, it costs money to maintain.

Lenders are willing to set up special agreements for a buyer’s interest to purchase a ‘package’ of REO’s rather than a single property. Lenders have no interest in owning property, and thus usually opt to list their REO properties with a local real estate broker in hopes of a retail sale. Yet with increasing frequency, REO properties are being sold for pennies or dimes on the dollar.

Buyers attempting to buy foreclosed properties will need to understand a few basic principals, because the competition on a well-priced REO can be intense. A well-priced REO will draw multiple offers and your competition may well include professional investors. Buyers can either opt for direct loans or guaranteed loans here. Direct loans are funded directly by the government under its rural housing plan. Buyers are required to pay in cash at the auction and they have little chance to inspect the Charlotte investment property before purchase, so REO becomes a better option. However the public auction presents the opportunity of some of the best bargains and saves you the trouble of dealing directly with the lender, jumping through their hoops.

The concept of owner financing is quite well known in Charlotte investment property circles. In some cases, potential owners could look for full or part financing based on their specific needs. Sellers generally use owner financing to sell properties at a premium. They also require a mortgage on the property while doing owner financing. While it seems unbelievable that a seller would carry a mortgage, sometimes it is the only recourse. This is because rather than allowing a decline in the value of the property, they would want to facilitate sale by means of owner financing.

When it comes to owner financing, various Charlotte investment property types in terms of land and other types of real estate can be financed. This means that owner financing is not limited just to traditional homes. Owner financing is also common in situations where a property is in bad shape or else the property has not moved for some time in the property market. Seller financing which is also known as ‘rent to own’ is where the seller holds the note for you, without calling for any bank or credit checks. It is more commonly preferred by those who want to purchase investment property, rather than by homeowners as such.

In owner financing the seller is helped while steady cash flows are generated and one can set terms like interest rate as well as payment terms too. This is thus a way in which win/win is ensured for all the concerned parties to the deal. In many cases, people are wiling to have the seller of the potential Charlotte investment property help with the finances, which means that the owner doubles up as the bank too. Terms and conditions are laid out and agreed upon. The buyer pays off the amount according to the terms of the deal without having to go to the bank. There is an option of varying the quantity of payments and this is duly mentioned in the terms and conditions of the contract.

In some cases sellers ask for higher than usual down payments to safeguard their interests as compared to a mortgage lender. While most of the owner financing emanates from the owners savings, the terms mostly call for lower interest rates than what traditional lenders charge on Charlotte investment property.

As far as interest rates applicable are concerned, these are generally 1.5% to 2.5% over the prime rate which in turn is set by the financial institutions. While interest rates vary with the institution, one can nullify the need for research to get lower rates as many sellers give at a percentage or more below the prime rate. Zero financing is also not heard of on some Charlotte investment property gems.

If you want to sell off your investment fast and also get a high rate for it, it makes sense to offer owner financing. You may also be able to get first mover advantage and better prices as owner financing makes your Charlotte investment property much more attractive to prospective buyers. At the same time, it could also mean that your property is one of the first ones to get sold in the local property market. All of which makes owner financing a very advisable and popular proposition in times like these.

When it comes to investment, real estate is one of the best options and it is certainly not so tough to invest in it if you care to gain knowledge in this arena.

Since the global population is ever expanding, it makes sense to learn how to get started and start making money as well. Real estate investing is not limited to the bounds of any country or region as it can be quite across borders. One can measure the efficacy of real estate investment business through profits, tenant interest and occupancy as well as investment in building the nature and character of the business. For tenants who are not so clear of the basics of performance measurement, the yardstick of measurement is basically the amount of residual income that you are earning.

It is always advisable to have investment objectives and have mortgage planners help you in creating an investment strategy to meet these. One can avail of a second mortgage or mortgage in local currencies. Second mortgage, also known as equity release, seems to be a cheap recourse right now, but it poses a risk of loss of both homes if the purchaser defaults on payments. One can look at taking advice from mortgage brokers and realtors to identify properties to buy.

Most purchasers have price expectations that are lower than sellers. But these same purchasers become sellers and vice versa over a period of time due to the housing cycles. Those who buy in areas where there has been over development of rentals can lead to a great deal of competition in the leasing market and resultant lower returns. On the other hand, areas that have tourist potential and strong regulations to prevent over development can prove to be excellent investment avenues.

One of the strategies that one can adopt is to get hold of properties that promise positive cash flow over time. You can build property portfolio so that you have a hold and some pull in the local market. Appreciation of property and mortgage pay down methods is well known modes of equity building. But cash flow evaluation is ambiguous as it takes into account certain unexpected costs that accrue along with owning a property.

One of the modes adopted by buyers is to buy low in wholesale and sell higher to buyers. One can keep the property for as short as a few days and as long as a year or more, with the objective of selling high. Those who use their property for business, to produce rentals can write off losses on foreclosure in the year of the real estate loss. In such cases, the investor’s investment loss may offset the income because of the fact that one person’s loss is another person’s property gain.

There are some areas that are booming in terms of real estate deals and potential. One of these happens to be Charlotte in North Carolina. Given the buzz in the property market about the city, we would like to present some info on the hottest areas in town, from the perspective of both commercial as well as residential areas:

Uptown

This locality is very appropriately named as it represents one of the more upscale and quite posh areas of Charlotte investment property with quite a few splendid properties that you can choose from. Uptown is quite the hub of commercial and government activity, with its many skyscrapers and with many of the municipal and government offices being located here. It is also an excellent nightspot with some of the choicest restaurants, bars and other avenues of quality nightlife being present here. The area is booming in terms of constructions as it hums with so much culture centric, retail shopping themed and residential construction activity. Uptown is also distinguished by the fact that it contains many of the banking and service corporations of the city.

SouthPark

SouthPark is an area that started growing way back in the 1960s and saw the construction boom till the 1980s. It is conveniently located just about ten minutes away from Center City. The vintage of the buildings here is reflected by the traditional style constructions and exteriors that are visible in SouthPark. It is located south of the up-market Uptown and extends right to Union and York counties. There are a number of shopping centers and also education avenues that are getting constructed here currently. SouthPark also boasts of some of the best ranch style homes of Charlotte investment property, which hark back eloquently to a bygone age.

Madison Park

Madison Park has a history dating back to the 19th century and offers some lessons in racial harmony. Back then, whites and blacks used to stay in the same block, something which changed in the 20th century owing to racial segregation. In recent times however, the racial segregation has been on the wane making it a popular choice for Charlotte investment property.

Madison Park is another locality that holds a great deal of promise in terms of residential property. It has quite a few multi as well as single family residences that it can rightfully be proud of. Property and real estate dealers can scarcely hide their excitement about Madison Park on account of the many attractive property options that it readily offers. There are so many condos, apartments, patio homes and also town homes that you can choose from. It is no wonder that so many college students and also young professionals are flocking to Madison Park looking out for reasonably priced yet livable accommodation.

Dilworth

Dilworth is well known for East Boulevard, which is easily its principal attraction. The area is located south of Uptown and has wonderful boutiques and some of the best restaurants in town. There is no wonder that it is a shopper’s paradise. Dilworth seamlessly blends the old with the new as it brings to the forefront smart, functional new style homes that lie just adjacent to charming old buildings.
